2025 maryland Housing Market
January - june of 2025

Real Estate in the area is in high demand for Home buyers. What did the area's housing market look like during the first half of 2025 and what are the average home prices? Below is information about average prices, days on market and additional Real Estate market data for properties that sold during January - June of 2025 in portions of Southern, Central and Western Maryland, along with areas that are within the DC Metro area. Included in this report are Howard County, Montgomery County, Anne Arundel County, Frederick County, Prince Georges County, Calvert County and Charles County.
Although inventory has increased since the same time frame in 2024, there's still a lack of sufficient supply in key areas and prime property types. In a number of areas, increased inventory and slightly higher days on market are providing opportunities for buyers to have more flexibility with price negotiation and Contract terms.
The information below is an overview per County and property type. In future posts, I'll include data about various Cities and Neighborhoods. Real Estate is hyperlocal. Property values and market activity vary significantly, based on location, property features and other factors.
Anne Arundel County
- Single Family Homes: Median purchase price = $575,000. Median days on market = 8. Sale price to list price ratio = 100%.
- Townhomes: Average purchase price = $479,852. Median days on market = 6. Sale price to list price ratio = 100.7%.
- Condos: Average purchase price = $381,969. Median days on market = 11. Sale price to list price ratio = 98.7%.
- The highest closed purchase price in Anne Arundel County was $17,500,000 for a waterfront Home located on Norwood Road in Annapolis.
- Comparing 2025 vs. 2024: 3,475 total properties sold in 2024 and 3,475 total properties sold in 2025 (yes, the exact same number).
Calvert County
- Single Family Homes: Median purchase price = $501.500. Median days on market = 10. Sale price to list price ratio = 100.6%.
- Townhomes: Average purchase price = $426,365. Median days on market = 11. Sale price to list price ratio = 99.3%.
- Condos: Average purchase price = $352,669. Median days on market = 13. Sale price to list price ratio = 99.9%.
- The highest closed purchase price in Calvert County was $1,700,000 for a Waterfront home located on Solomons Island in Solomon.
- Comparing 2025 vs. 2024: 556 total properties sold in 2025 and 574 total properties sold in 2024.
Charles County
- Single Family Homes: Median purchase price = $500,000. Median days on market = 20. Sale price to list price ratio = 100.3%.

- Condos: Average purchase price = $295,408. Median days on market = 10. Sale price to list price ratio = 100%.
- The highest closed purchase price in Charles County was $1,450,000 for a Home located in LaPlata.

Frederick County
